Beaulieu
Conversion of four office buildings into housing, office space, and facilities
Located at the junction of Auderghem and Watermael, near the Delta site, Beaulieu is undergoing a bold transformation. Originally designed by the Atelier d’Architecture de Genval, the site consists of three emblematic triangular buildings and a fourth structure at Avenue de Beaulieu 25. The project aims to convert these buildings into a dynamic, mixed-use space integrating residential units, offices, retail, childcare, sports facilities, and hospitality.
A key priority is the preservation of architectural heritage while embracing sustainability. Instead of demolishing the buildings, they will be rehabilitated, significantly reducing CO₂ emissions and maximizing the reuse of materials. This circular approach ensures a lower environmental impact while maintaining the site’s historical integrity.
Designed in harmony with its neighboring developments, the project enhances connectivity through green spaces, pedestrian pathways, and a vibrant urban plaza. The triangular structures serve as symbolic gateways, while building 25 acts as a transition between the northern and southern sections. The architectural design integrates lightweight façades that respect the original postmodernist aesthetic while improving energy efficiency and allowing for flexible interior layouts.
Sustainable water management is also central to the project, with rainwater retention and reuse systems minimizing waste. Existing materials, such as dismantled granite, will be repurposed into terrazzo panels, reducing construction waste.
The landscape design is inspired by the site’s geometric history, blending structured architecture with organic green spaces. A landscaped amphitheater, dedicated pedestrian and cycling paths, and terraced gardens create a lively and inviting atmosphere.
By combining adaptability, ecological responsibility, and architectural continuity, the Beaulieu project revitalizes an underutilized space into a vibrant, sustainable urban hub - bridging past, present, and future in a seamless and innovative transformation.
